Driveway Drainage and Why It Matters on Redhill's Clay Soil
Redhill sits on heavy clay, and that single fact explains a lot of the driveway drainage problems we get called out to.
Clay soil does not drain. It holds water near the surface, and when rain falls faster than the ground can absorb it, that water has to go somewhere. On a poorly designed driveway, it pools, runs off onto the road, or finds its way into the garage and under the front door.
We see this pattern regularly across Redhill and in the surrounding areas: Merstham, Nutfield, Salfords, Earlswood, and Gatton. The clay belt runs through all of them. If your driveway sits in a low-lying spot or at the bottom of a slight slope, the problem is worse still.

Why Clay Soil Causes Driveway Drainage Trouble
Clay particles are tiny and pack tightly together. Water moves through clay very slowly, sometimes just a few millimetres per hour. After a normal Surrey rainstorm, the ground is already saturated before the rain stops.
A driveway laid without proper drainage planning makes this worse, not better. Solid, impermeable surfaces, whether tarmac, concrete, or poorly jointed block paving, shed water rather than absorbing it. That water then collects at the lowest point it can find.
Pooling on the driveway surface is the most visible sign. You come home after rain to find standing water across half the drive. It is not just inconvenient. It weakens the sub-base over time, loosens block paving, and can cause surface cracking in tarmac.
Run-off onto the public highway is a legal issue. Since 2008, planning rules have required that front garden and driveway surfaces manage their own water rather than discharging directly onto the road. A driveway that channels water into the street can put a homeowner in breach of those rules.
Water tracking toward the house is the most serious outcome. If the driveway falls toward the property rather than away from it, rainwater follows that fall. Over time, that means damp at the threshold, water ingress under the door, and potential problems with foundations.
The Redhill clay soil does not forgive poor drainage design. It exposes it.
Permeable Surfaces, Channels, and Soakaways That Work
The good news is that the right driveway, properly installed, handles clay drainage well. There are several approaches, and the right one depends on your specific plot, the fall of the land, and how much water the driveway needs to manage.
Permeable surfaces allow water to pass through the driveway itself rather than running off the top. Resin-bound surfaces use a porous aggregate mix that lets rainwater filter through. Permeable block paving uses open joints filled with a drainage aggregate. Both are effective when laid over the right sub-base, which includes a layer of clean stone that holds water temporarily while it disperses slowly into the ground below.
On pure clay, however, permeable surfaces alone are sometimes not enough. If the clay beneath cannot absorb water quickly enough, even a permeable surface will back up. That is why sub-base design matters as much as the surface itself.
Channel drains collect water at a specific point, usually at the base of a slope or across the width of the driveway at the threshold, and carry it away through a pipe. A well-placed channel drain can handle a significant volume of water during a heavy downpour. They are commonly used alongside both permeable and impermeable surfaces.
Soakaways are underground structures, typically a pit filled with rubble or a purpose-built plastic crate, that collect water from the driveway and allow it to disperse slowly into the surrounding ground. They work best when positioned away from the house and in ground that has at least some natural drainage. On heavy Redhill clay, a soakaway needs to be sized generously and positioned carefully. A small, shallow soakaway in pure clay fills up quickly and stops working.
Connection to surface water drainage is sometimes the right answer when a soakaway is not viable. This means running a pipe from the driveway drain into the existing surface water system. It requires the right permissions and a proper connection, but it is a reliable solution for properties where the ground simply will not accept a soakaway.
None of these options is universally right or wrong. The correct solution comes from looking at your specific plot, the clay depth, the fall of the land, and what drainage infrastructure already exists nearby.
